Does an Ensuite Add Value to Your Home?

Ensuite bathrooms are becoming more sought after by homeowners and home searchers alike, and rumour has it they can now increase the value of your house by up to 5%. Considering the average UK house price is £230,776, that is a potential increase of over £11,000! But does an ensuite add value to your home all the time? Are there factors that could hinder the house’s value? We consider possible situations in which an ensuite could affect your home’s value.

Does an ensuite add value to your home survey

Does an ensuite add value to your home, regardless of the cost to build it?

32% of respondents from Showerstoyou’s recent survey said that they want to build an ensuite/turn their bathroom into one. However, 48% also said it would depend on the price. So how much does an ensuite cost? The average cost of installing ensuite bathrooms can be up to £6000, but this could skyrocket due to things like: choice of materials, hiring someone to do the work, or fixing potential problems or mistakes (if you want to avoid added costs, learn how to install an electric shower here!). Therefore, consider the realistic costs of your project before deciding whether or not it is worth it, and whether or not an ensuite will add value to your home.

Does an ensuite add value to your home, regardless of location?

It may seem like an easy choice to make, but the decision of installing a bathroom may depend on your location. House prices vary wildly in different parts of the country, so your potential gain could differ drastically depending on this.

Let’s look at a property in Newcastle, for instance. As of February 2019 the average house price is £210,000, meaning a 5% potential value increase of £10,500 versus a £6000 cost for the renovation leaves a leftover gain of approximately £4,500. Compare that to somewhere like London where house prices average £654,000 and that could leave you with a more appetising £26,000 gain. Of course these are just estimates, but it’s definitely something worth thinking about before making that investment.

Does an ensuite add value to your home, regardless of its size?

While it’s possible to convert most spaces into an ensuite bathroom, sometimes it may be detrimental to do it in a smaller space. Thinking of a loft conversion with ensuite? Great! But reducing the space in an already small bedroom could affect not only the property’s price, it could also affect its ability to sell. It’s as much about making the property appeal to a potential buyer, as 38% of our respondents said they would rather have no ensuite and a larger bedroom if they could choose. At the end of the day, it’s up to you to decide what’s best.

So, how much value does an ensuite add? The moral of the story seems to be that it depends on lots of things. It makes sense that a well-executed ensuite with quality handiwork and bathroom accessories will add value to your home; however the location, size and cost of this renovation still need to be considered. Without a doubt, however, there is potential for a major gain by installing an ensuite bathroom. So if you decide an ensuite is the right choice for your property, visit Showerstoyou for everything you need, from showers to vanity units and more.
